Kokoyo Nyonya Delights 娘惹 serves its last plates at Hougang Mall 后港商场 on Monday 2 November 2026. The stall is at Foodies Garden, #04-11, 90 Hougang Avenue 10. Brothers Ernest Ang, 25, and Irwin Ang, 29, told 8days.sg the Peranakan 娘惹 brand is closing for good after about two years. They stay in the same unit and will switch the menu to a seafood porridge stall called The Porridge Stall. The opening date for porridge is not set.
Hours until then: Monday to Friday 11.30am to 8pm, Saturday and Sunday 11am to 8pm. Hougang MRT NE14 is the stop. If you want the blue pea nasi lemak 蓝花椰浆饭, that window is this week.
Rent, footfall, and a $50,000 hole
Ernest told 8days the stall has lost about $50,000 since February 2026. Sales have dropped by about half, and September was the worst stretch. Monthly rent is $11,000. He put it plainly: the break-even line is high, and the fourth-floor food court is not sending enough people past the counter.
They moved into Hougang Mall because Ernest lives in Hougang and thought the mall was still light on food. He estimated dining was about 30 percent of the tenant mix when they arrived. The mall's asset enhancement then filled other floors with new eateries. CNA Lifestyle, reprinting Khalil Samsuri's 8days interview on 26 October, quotes him on the drop: foot traffic to the food court fell hard compared with the first months.
Kokoyo started in 2024 as a 60-seater at 263 Serangoon Central Drive #01-43. The name is how Ernest's grandmother says "coconut." She put in $40,000, half the first budget, taught the recipes, and used to make about 200 pieces of Nyonya kueh a day from home. Mobility issues stopped that supply. The cartoon logo is modelled on her. After Serangoon they tried Jelita Mall on Holland Road as a food-court stall. Losses started there. Hougang Mall, from February 2026, was the last outlet.
What to order before Monday
The current board is built around blue pea nasi lemak. Nasi Lemak Kosong is $4.90, with fried egg, ikan bilis, peanuts, cucumber, achar and sambal. Inchi Kabin Berempah is $7.50. Ayam Buah Keluak 黑果焖鸡 is $7.50. Fried Pork Belly is $8.50. Beef Rendang Nasi Lemak is $11.50, the beef slow-cooked in spiced coconut gravy. Homemade Ngoh Hiang is $5.80. Nyonya Chap Chye starts at $4.80. Sharing sets for two start at $20.50.

Porridge next, same lease
The brothers keep the unit because the lease runs to February 2027. Ernest looked at porridge shops in Malaysia and wants a Guangdong-style base, thicker than Teochew porridge, looser than heavy Cantonese congee, cooked on chicken and pork bones. He said Hougang Mall already has four nasi lemak counters, including theirs, and no dedicated porridge stall. He wants a mass-market dish, not another niche Nyonya line.
CNA quotes him on the close: "It's quite a pity, it's like I failed. But I gave it my best shot." His grandmother's line was to stop the bleeding. Parents, a technician and an HR worker, he described as chill about the losses. If porridge works they will stay past the current lease. If it does not, he said he will study the numbers rather than default to a corporate job.
