Four master tenants at Punggol East Container Park and nearby Tebing Lane will be offered a lease extension of up to one year, until the end of 2027. Punggol GRC MP Yeo Wan Ling posted that on 3 October 2026 after meeting the agencies. CNA, The Straits Times, and AsiaOne all confirmed the offer on 4 October. The 31 October 2026 cease-operations date City Sprouts gave more than 50 sub-tenants in August is no longer the last word.
What changed in one weekend
In September, CNA reported that City Sprouts, the social enterprise running the park at 50 Punggol East Road, had told tenants to stop work by 31 October and hand the units back. The state lease was due to expire on 31 December 2026. SLA said then that the plot was needed for future housing and the tenancy could not be extended. That is the version we published in our September last-meals note.
Ms Yeo wrote that agencies reviewed development timelines and can now offer the four master tenants an extension of up to one year, until end-2027. It is subject to tenancy and regulatory requirements. The point, she said, is time for those tenants to plan with their sub-tenants, not a promise that the park stays forever. SLA still describes the next use as residential.
The four master names were not listed in her post. The Business Times had already named the Tebing Lane state properties: 32 Punggol East to Sing See Soon Floral & Landscape, 6 Tebing Lane to Sports Hub @ Punggol, and 10 Tebing Lane to AT Punggol, all due to expire on 31 December 2026. City Sprouts is the master tenant at the container park itself. Treat those as the likely four until the agencies publish a list.
The kitchens that were already packing
CNA's September reporting named tenants who had started looking for new rooms. Tara na! by Easy Eatz SG, a halal Filipino kitchen, moved in only in May. Co-owner Nurnisa Jonson was worried about 12 staff. The Smok Hous, Kin Kao Mai Thai, and pickleball operator Play! Pickle were in the same boat. Short notice was the complaint, not the idea of housing on the plot.
City Sprouts had already booked a new site at Pasir Ris Park and offered Punggol community farmers first claim there or at other City Sprouts greenhouses. For F&B, it told the main food operator that stalls at its other East sites were an option. That relocation track is still live. The extension does not cancel Pasir Ris. It buys months for people who want to stay on Punggol East Road while they decide.
Ms Yeo said SLA, JTC, NParks, and HDB will keep helping businesses look for other premises, including options inside Punggol where they exist. That is the useful sentence if you run a stall here. Ask the master tenant in writing whether your sub-lease is actually being extended, and until which date. An offer to four masters is not automatically a new contract for every sub-tenant.
Go eat, but read the lease
If you live in Punggol, the park is still the outdoor dinner strip between the waterway and the older Tebing Lane nurseries. You can still sit under the Thai flags at Kin Kao Mai, or queue Filipino food, or play pickleball, until someone on site tells you they are closed. Do not assume every stall lasts to December 2027. Some operators may still leave in October because they already signed elsewhere, or because their master tenant never takes up the extra year.
The land story has not flipped. Housing is still the end state. The change is the calendar. A year is enough to keep a kitchen's staff on payroll and enough for diners to keep using the place through 2027 Deepavali and National Day, if the masters accept. It is not enough to treat Punggol East Container Park as a permanent neighbourhood hawker. When you go this month, check the stall's own hours. Some were already running down stock for a 31 October stop.
Punggol MRT (NE17) then a short bus or taxi along Punggol East is the usual route. The site is 50 Punggol East Road, not inside Waterway Point. Parking is on the plot and fills on weekend evenings.
